最近几天，一张惠州碧桂园十里银滩海悦湾户型成交的图被挂了出来，4室2厅的154.11平方米房源，显示成交价仅25万元，折合单价约1623元/平方米。

部分网友甚至调侃：“难道惠州的房子也开始鹤岗化了？”

《每日经济新闻》记者在采访中了解到，上述房源实则为一套双拼房，存在两本房产证，而中介平台只显示了一个25万元的价格，另一本房产证的成交金额并未显示。

在惠东从事房产中介工作的黄代贵告诉记者，“惠东这边的房子确实降了，但没降到大家看到的这么离谱。比如上述成交的十里银滩房源，其实是双拼房，一套成交25万元，一套成交35万元，各种费用算下来的成交总价应该在65万元左右，折合单价约4200元。”

记者注意到，经过几年的市场调整，惠州的房价水平有所下滑。其中二手房均价由2021年的近1.1万元/平方米，降到了现如今的9776元平方米。其中二手房价格排名前三的区分别为惠城区、惠阳区和大亚湾区。

安居客数据显示，2015年时碧桂园十里银滩开盘的山林海、海逸湾、海悦湾及爱琴海组团项目，售价多在6000元-8500元/平方米，均价约6988元/平方米。如果真是跌到1600多元/平方米，那相当于“脚踝斩”。

不过，这两年惠州房价虽然有所下跌，但也没低到总价20来万元，能买到百平方米户型的地步。

黄代贵提到，目前碧桂园十里银滩二期、三期临海的房源普遍在4000-5000元/平方米，部分看海视野不错的房源，单价能到约7000元/平方米。

链家数据显示，截至3月1日，碧桂园十里银滩海悦湾共有144套在售房源，业主的平均挂牌价为6435元/平方米，近半年成交均价为4905元/平方米。

价跌量涨显著

从过去一年惠州楼市的变化情况看，出现了较为显著的价跌量涨情况。

据安居客惠州，截至2024年1月，惠州二手房均价为9776元/平方米，这个价格已经低于3年前。

价格的下跌反而促进了二手房成交量的上涨。

据惠州中原战略研究中心统计，2023年惠州二手房累计成交38596套，同比上升69.82%；成交面积450.74万平方米，同比上升72.71%。惠州一二手新房的总成交量在大湾区也仅次于广佛。

从惠州二手房各区域的成交情况来看，惠城区占比最高，占比为全市的26.06%；其次为博罗县，成交占比15.40%；大亚湾成交占比位居第三，占据全市的15.36%。

相比之下，虽然惠州新房整体成交套数比二手房要高，但与过去几年高峰期相比，仍处于低位。根据粤东世联行统计数据，2023年，惠州全市累计成交住宅56956套，签约面积599万平方米，网签金额794亿元。

单看数据，惠州2023年的新房网签数据仅相当于2016-2020年年均新房成交的六成水平。

惠州二手房成交量的上升，一定程度上与限售政策的调整有关。记者注意到，去年2月，惠州出台限售“三改一”政策，限售年限由原“取得不动产权证满3年方可转让”调整为“取得不动产权证满1年方可转让”。

缩短限售时限，加速了次新房流向二手房市场，部分二手房房东为了快速变现，选择降价出售。

中指研究院广州分院研究主管陈雪强分析称，限售年限缩短后，虽然短期随着大量次新房的入市，可能对二手房造成一定冲击，但长期看，将促进市场刚性和改善性住房消费的需求释放，倒逼新房及二手房市场良性循环。

从当下惠州房地产市场的现状来看，记者注意到，从不少惠州中介发过来的推荐新房情况来看，多数房源仍以让利促销为主，甚至还有开发商可操作送首付。

惠州房产中介刘敏向记者发过来的仲恺区某楼盘房价表显示，一套约89平方米的房源，原总价为100.3万元，折合单价1.13万元/平方米，折合总价90.3万元。按照二成首付计算，原本首付应为18.3万元，但实际只需支付不到3万元首付，剩余部分由开发商赠送。
